    You pay and share two emails

    Stripe processes the $5,800 MXN payment, including VAT, through Wix. You then provide the tenant's and guarantor's names and email addresses; you do not need to gather their documents.

    Each party completes its file

    The tenant and guarantor receive personal links, review the privacy notice, provide consent, and upload their information, PDFs, or photos directly. The guarantor also provides the supporting documents for the property.

    ZLI validates, investigates and clarifies

    Before analyzing, we confirm that the file is complete. Then we reduce homonyms and review relevant documentary, public, registry and judicial sources.

    You consult the report in your account

    You receive an integrated reading with findings, sources, cutoff date, limits and points to clarify. The decision to sign remains with you and is always human.

01 · SCOPE

Verification of tenant, guarantor and property offered as collateral in a single file

The service is provided as a comprehensive package for a leasing operation in Mexico. We review the information provided directly by each participant and compare it, when appropriate, with authorized references and lawful public sources. The result brings all three components together in one private report so the owner does not have to chase down and reconcile isolated documents.

The review looks for relevant inconsistencies, expired or incomplete documents, identity differences, proven economic capacity and relevant public records. It does not replace a registration certification, a credit opinion or specific legal advice on the contract.

02 · property offered as collateral

How to review the property offered as collateral by the guarantor

We start from the deed or title, address, name of the owner, real folio or registration record and available receipts. With this data we evaluate documentary consistency and consult the public registry information that is available for the corresponding entity.

The report clearly distinguishes between what was observed in a provided document, what was found in a public source and what requires subsequent official documentation. If there is co-ownership, missing data or a difference in address, it is described as a finding to be clarified and not as an automatic conclusion.

03 · ONLINE REPORT

A private report, updated and searchable from the client's account

After payment and receipt of complete documentation, Zarur Legal Intel develops the analysis within the same site. When the review is finished, the client logs in to read the published report with executive summary, findings by subject, sources, cutoff date, limitations and professional recommendation.

The publication does not send the file to an open page or a guessable link. Access depends on the account associated with the client and is separate from the forms used by the parties to provide documents.

04 · RESPONSIBLE DECISION

Facts and context to decide; never an automatic rejection

A name coincidence, a historical judgment, or an incomplete reference may have legitimate explanations. That is why each discovery is accompanied by the source, its date, the degree of coincidence and its limits. When a clarification changes the context, the report can be corrected and a new version published while preserving internal traceability.

The decision to enter into the contract remains with the client. Zarur Legal Intel does not use sensitive categories, discriminatory profiles, private accounts, or algorithmic scoring to accept or reject people.
